What Does It Really Cost to Furnish a Luxury Home in Atlanta in 2026?

One of the most common questions we receive at Design & Curations is:
"How much should we budget to furnish our home?"
The honest answer is: it depends. In this post, let us break it down for you through one of our recent project: #HouseonthePark
Furnishing a luxury home in Atlanta typically requires an investment of $100,000 to $300,000+, depending on the size of the home, number of rooms, level of customization, and quality of furnishings selected. While furniture often represents approximately 70% of the investment, custom layers such as window treatments, wallpaper, artwork, lighting, and styling accessories can account for the remaining 30%.
In neighborhoods such as Alpharetta, Milton, Roswell, Marietta, East Cobb, and Buckhead, many homeowners are surprised to learn that creating a finished, cohesive home involves far more than furniture alone.
To help provide a real-world example, we're pulling back the curtain on one of our recent projects, House on the Park, a full-home furnishing transformation completed without renovation.
The total furnishing investment for this project was approximately $140,000–$150,000.
The project included:
Furnishing covered: Living Room, All-Day Dining Room, Primary Bedroom, Two Guest Bedrooms
Speciality: Custom Window Treatments, Wallpaper, Custom Banquette
Finishing Touches: Art, Styling & Accessories
Delivery & Installation
No walls were moved. No kitchen was renovated. No bathrooms were remodeled.
The transformation was achieved entirely through furnishings, finishes, and thoughtful design.
Approximate Investment By Space
Every project is unique, but for this home, the investment was generally allocated as follows:
Space | Approximate Investment |
Living Room | $40,000–$50,000 |
All-Day / Dining Room | $25,000–$35,000 |
Primary Bedroom | $30,000–$40,000 |
Guest Bedrooms | $20,000–$30,000 |
Window Treatments | $10,000+ |
These figures include furniture, lighting, artwork, rugs, accessories, and supporting design elements for each space.
The Biggest Surprise - Furniture Isn't the Entire Budget
When homeowners think about furnishing a home, they typically picture the large furniture pieces.
The sofa.
The dining table.
The bed.
However, after reviewing the final project investment, one thing stood out immediately.
Approximately 70% of the investment was allocated toward furnishings, while nearly 30% was allocated toward the custom layers that make the home feel finished.
Furniture
Approximately 70%
Custom Layers
Approximately 30%
Including:
Wallpaper
Window Treatments
Artwork
Styling
Custom Millwork
Decorative Lighting
These are often the details that homeowners overlook when budgeting.
Ironically, they're also the details that make a home feel unique.
Why These Layers Matter
When someone walks into a beautifully designed home and says:
"This feels custom."
"This feels sophisticated."
"This feels like you."
They're often responding to the layers. Not necessarily the sofa, not necessarily the dining table.
Before vs After: Primary Bedroom
The wallpaper that adds texture.
The custom drapery that softens a room.
The artwork that tells a story.
The lighting that creates ambiance.
The styling that makes the home feel collected rather than decorated.
The furniture that fills a room.
The layers make it unique & memorable.
Luxury Isn't About Spending More
One of the biggest misconceptions in interior design is that luxury is simply about buying expensive furniture. In reality, luxury is about intentionality.
It's about creating a home that reflects the people who live there and investing in the details that create comfort, beauty, and meaning.
For House on the Park, the goal wasn't simply to furnish rooms.
It was to create a home that felt personal, warm, collected, and uniquely suited to the family who lives there. We have discussed the overall investment in another post.
That's ultimately what great design is all about.
